How does your program work?

It is fairly simple.

  1. The seller authorizes you to send us the title work along with all schedules so that we can assess the issues.
  2. We assess the title issues to determine the level of risk
  3. We work to understand the particular needs of the seller relative to immediate cash
  4. We work to architect a transaction that allows us to make money but provides alternatives to the seller as well.

Can you solve every title issue?
Generally speaking, title issues (heirship, contractor liens, tax liens, etc.) can be solved with time.  

How long does the process take??
Assuming we have everything we need, we can make a decision in less than 2 business days.

How do you decide how much you can pay?
We factor in several things such as: the complexity of the title issue and how long it will take to get it resolved; the value of the property in its current condition, and, how much it will cost to bring it up to a point it can be used or occupied.
